January 2021 Meeting Minutes

January 12, 2020


Virtual Meeting began at 7:02pm

Attendance includes: Jessie Hayles, Steve Chess, Vanessa King, Lori Meadors, Patrisha Dobbins, Jackie Griffin, Dave Reyburn, Paul Brooks, Crystal Page, Joe Folsom

Approval of Minutes:

December Minutes reviewed and approved as written

Administrator Report:

So far, 114 lots have paid dues, more than any other year have paid by this time!

Outstanding dues: $33,000.53

4 lots are >3 years overdue (3 of which have liens).

Plan to send certified letter to any new liens to be placed.

Moving forward, will send certified letter with invoice in December for lien to be filed on January 31.

Total $53,602.36

All deposits are going into money market account due to higher interest rates.

Lori motions to transfer from money market account to cover expenses from checking, amount to be transferred $4,699.97. Jackie seconds, motion approved.

Given pandemic situation with limited in-person meetings, all in favor for Lori to continue to sign checks in order to pay bills on time.

Old Business:

RV parked next to a garage, visible to neighbors. Discussion re: neighbor complaints and how to handle.

For ongoing problems or persistent issues, discussed possible options with a lawyer in regards to violating covenant of the neighborhood.

Personal sales on Facebook page, will make attempts to eliminate repetitive sales posts. Repeat posts will be removed and/or blocked from page.

New Business:


Polled neighbors regarding restriction that reads “All doors on garages located on the lots hereby restricted shall be kept closed, except when opened for the purpose of parking or removal therefrom of motor vehicles”

Great responses and feedback from neighbors who express desire to remove restriction.

Discussing when/how to implement changes to restrictions. Per October 2020 meeting minutes: “Steve – discussed restrictions with Kapke. Section 3 regarding how to amend: dates are not limiting, can amend them any time. There is no info available on authority to enforce”.

Steve: we have until 12/31/2023 to make any changes to restrictions, otherwise auto renewal in 2025.
